Monthly Payment Increases With Fixed Rate Loans

Many homeowners are surprised when their monthly mortgage payment increases even though they have a “fixed-rate” mortgage…
While the loan’s interest rate and principal payment may stay the same, other parts of the payment can change over time.

Here’s how it works.

Most monthly mortgage payments consist of four parts:
  • Principal – repayment of the loan balance
  • Interest – the interest charged by the lender
  • Property Taxes – collected by the lender and paid to the county
  • Homeowners Insurance – collected by the lender and paid to the insurance company

The principal and interest portion stays the same on a traditional fixed-rate mortgage. However, property taxes and homeowners’ insurance premiums can increase over time, which causes the total monthly payment to rise.

Why Property Taxes Increase
Property taxes are based on the assessed value of your home and local tax rates. Payments may increase due to:
  • Rising home values
  • Voter-approved levies or bond measures
  • Local government budget increases
  • New construction or remodeling projects that increase assessed value

When property taxes go up, the mortgage company typically adjusts your escrow payment to cover the higher amount.

Why Homeowners Insurance Increases
Insurance premiums have risen significantly in many areas over the past few years. Common reasons include:
  • Higher rebuilding costs due to inflation
  • Increased claims from storms, fires, or natural disasters
  • Regional insurance market changes
  • Changes in coverage amounts or deductibles

Even if you haven’t filed a claim, your premium may still increase.

What Is an Escrow Shortage?
Many lenders collect estimated taxes and insurance monthly through an escrow account. If the lender underestimates future costs, or if taxes and insurance rise unexpectedly, an escrow shortage can occur.

When that happens, the lender may:
  • Increase your monthly payment going forward
  • Require repayment of the shortage over time or in a lump sum

What Homeowners Can Do
While taxes and insurance cannot always be controlled, homeowners can still take proactive steps:
  • Review annual property tax assessments for accuracy
  • Shop insurance rates periodically
  • Increase deductibles if appropriate
  • Budget for gradual payment increases over time

Understanding how mortgage payments are structured can help avoid surprises and make budgeting easier.
