Below is a simple, step-by-step indication of what to expect with our loan process for your home purchase.
Loan Consultation
During our Loan Consultation, we'll review your credit report and your loan Pre-Approval. Most importantly, we'll also educate you on the process of buying a home and how to acquire the home financing. This means discussing combinations of the three most important things to be comfortable with at this stage in the process: 1) Different home purchase prices 2) Resulting monthly payments 3) Funds required at closing After this meeting you'll feel at ease knowing what home prices you can explore, while staying within your financial comfort level. |
Home Search & Offer Acceptance
Following our Loan Consultation and loan Pre-Approval, you'll be well equipped to search for homes. Once you find a home you like and eventually get a purchase offer accepted, we'll enter escrow. The escrow period is usually 30 days (this is the time needed to complete all the logistics involved with acquiring your home loan and finalizing your home purchase). |
Loan Submission & Appraisal
Once you return the signed loan application with other requested documents, we'll submit your loan package to the lender for approval. At this time we'll also order the appraisal. Your real estate agent (or the seller's agent) will need to meet with the appraiser so he/she can do the property inspection and valuation. You'll also want to consider discussing a home inspection with your real estate agent. |
Loan Funding, Recording, & Keys to Your New Home!
After all loan conditions have been cleared, we'll let you know that the lender has funded your loan (which means the new lender has provided the funds). Then your loan will be recorded with the county and keys to your new home will be available for you to pick up. Congratulations! |
